When a Landowner agrees to work with us, we sign a contract where we will:


  • Use our expertise to develop a proposal optimised to maximise land sale value.

  • Pay all costs including architects, consultants, specialist surveys, legal and council fees.

  • Manage the planning application and potential appeal process.

  • Market the site to developers, find the highest possible sale price and manage the transaction.


We pay all upfront costs and the Landowner is never required to risk any capital.


Profit split

The land is valued before planning. This is compared to the eventual sale price to verify how much uplift our consent has created.

When the site is sold the Landowner receives:


  • The full initial value of their site as verified by an independent survey.

  • The majority of the value uplift created by our planning permission after our share and costs have been deducted.


The percentage split of the uplift between Devmax and the Landowner will differ according to complexity of the site and the likelihood of obtaining permission.

As our compensation is a percentage of the final sale profit, our incentives are always aligned with the Landowner's. We work towards a common goal.
